1. The services I provide include:
The initial counseling/interview meeting is an important one. I believe that it is very important for me to really understand you and your needs in order to serve you properly. This is very important as I will be inspecting homes on your behalf and if I have taken the time to really know you and know specifically what you are looking for, I will be able to choose those places that will best fit your needs. I will not be dragging you to places that are unsuited for you, thus saving your valuable time.
I will not take for granted that you know all the in's and out's of the buying/selling process. Instead, I will provide you with a full explanation of what to expect-and that is very important as you will know exactly what to expect. During this initial interview you will get a quick overview of the marketplace and the current financing rates available. I will arrange a meeting for you to meet the person who will answer all your questions regarding financing and advise you on all your available options. This meeting will also give you the chance to determine if you are comfortable working with me and will allow me to determine if I feel I will be able to help you in finding the home you have in mind.

2. Help you understand your choices for representation
I'll share the choices you have for representation as purchaser. I will give you a brochure prepared by the Toronto Real Estate Board entitled Agency Relationship Explained (a version of which can be found by clicking here). At this time you will choose how you would like to be represented. We will fill out a Purchasing Agency Agreement which will clearly explain the details of our relationship.

3. Search for Properties
I am familiar with different neighborhoods. As a member of TREB ( Toronto Real Estate Board) I have access to the MLS; I'll perform computer searches; and personally do all the inspections of the homes available in the area. I will select the homes that best fit your needs and will only take you to see the homes that best suit your needs. Your time is very valuable and there would be no point for me to drag you to places that are not suited for you. I want to make sure your realize that I can help you acquire any property, including properties listed by other agents in my company, as well as properties listed by any other real estate companies , as well as those "for sale by owners." Sometimes we are able to find that special home on our first trip out, but usually this happens the second or third time we go out to see homes. I always show you from three to five homes each time I take you out - these homes are the best of the ten to twenty that I have inspected on your behalf.

4. Guide You Through Financing
I know people that can assist you in evaluating mortgage options and obtaining financing at the most attractive prevailing rate. I can also help you determine your "affordability quotient". I can help you obtain a mortgage at a better rate than you originally thought you may be able to get. I will introduce you to different mortgage brokers and you can choose which you prefer to work with - if any. The usual source of mortgage funds are a bank or trust company and it is the particular policy of the lending institution that determines the maximum loan allowed. But there are other sources of funding, too, and our company can help you choose the best lender at the best rate and terms.

5. Prepare Purchase and Sales Agreement
Once we find the house you want, I'll provide you with a list of comparable sales in the neighborhood to help you decide what is a fair price. I will prepare the offer for you and will present the offer to the vendors and I will negotiate on your behalf. I have taken many courses on negotiating and you can rest assured that I will be able to negotiate well on your behalf.

6. Provide intensive follow up service.
I can help by arranging inspections, preparing supplementary paper work, locating surveys and condominium documents as well as forwarding all documents to solicitors.
